Why Use a Buyer's Agent It's a smart move to choose a Realtor® to assist you as a Buyer's Agent. This means that your agent is working on your behalf at all times representing you and not representing the interests of the seller. This also applies to New Construction since the sales agents at model homes are working for the builder and not for you.
What Should You Expect From a Buyer's Agent?
Your Buyer's Agent should be:
actively finding you potential homes
keeping in touch with you by phone or e-mailexplaining the entire buying process
negotiating and asking questions on your behalfanswering all of your questions with competence and speed
focusing on getting you the lowest asking price
maintaining confidentiality regarding your information unless you have authorized otherwise
If you choose not to work with a Buyer's Agent, you really have no one representing your interests but yourself. In most cases it costs you nothing to engage the services of a Buyer's Agent because most Buyer's Agents receive their payment as part of the fee that a seller pays for help with marketing a home.
Duties You Owe Your Buyer's Agent
Remain loyal to your agent and broker throughout the term of your agreement. This means that you work exclusively with that agent and all requests for information about property you have seen in advertisements or while driving through a community should be directed to that agentRequest your agent to accompany you on your first visit to any new home sales offices. Your agent will need to register you with the builder(s).Inform any other agents you come in contact with that you are currrently being represented by another broker.

5. Suggesting necessary inspections by experts.
6. Verifying property taxes and utilities.
7. Analyzing the value of the property compared to the asking price.
8. Investigating details about the property.
9. Advising you on making an offer.
10. Presenting the offer to the sellers’ representative.
11. Negotiating favorable contract terms for you.
12. Explaining what documents will be part of closing.
13. Advising you on the tasks that move your selected property to a successful closing.
14. Following up throughout the closing process.
15. Analyzing the future salability of the property.
